Timber Pest Inspections will cover and is not necessarily limited to the following:

Identification of any timber pests such as termites and borers.

Determining the presence of any wood rot and fungal decay.

Inspection of the roof cavity, subfloor and room by room testing of all visible timber areas.

Identification of conducive areas for termites both in the house and around the perimeter of the house including fences, trees and outbuildings.

Check timber stacks stored against outside walls. This practice may allow termites to gain easy access to the wall cavity without early detection.

Check for hot water services and air conditioning units which release water alongside or near to building walls.

Check soil and garden beds blocking weephole, drainage or ventilation openings in walls allowing for undetected termite entry.

Check for adequate subfloor ventilation. Make certain that airflow through the vents is not obstructed.

Check for leaking showers or leaks from other 'wet areas' that may also increase the likelihood of concealed termite attack. Check for Poor drainage, especially in the subfloor, greatly increases the likelihood of wood decay.

Check for obstructed weepholes or vent on external sub-floor walls.

Check for presence of timber off-cuts and debris in sub floor area which may contain termite nests.

Check for high moisture readings due to poor ventilation.

Check for ineffective drainage, leaking pipes, leaking roofs, defective flashing.

Check for termite activity and shelter tubes to timber roof members.

Check for plumbing leaks and drainage problems as damp conditions attract termites.

Check for mould growth to bathroom, shower base, basins and laundry troughs.

Assure hot water overflows are plumbed away from the building.

Check timber-work for hollowness and structural integrity.
