Below are some of the details on areas we cover on a typical building Inspection.
Under Building Inspection
✔ Inspect the subfloor timber framing and floors generally for rot, decay and mould.
✔ Look for decay in timber stumps
✔ Check if termite ant cappings are present.
✔ Check for water ponding caused by poor site drianage
✔ Check for excessive dampness and rising damp.
✔ Assess if the subfloor ventilation is adequate or needs upgrading.
✔ Check for safety hazards like loose & messy electrical wiring.
Inside the Building
✔ Check the walls for cracks, dampness and straightness.
✔ Check the flooring for decay and moment
✔ Check the bathrooms and wet areas for high moisture readings and possible problems.
✔ Check the ceilings for water stains and mould which could suggest roof leaks.
✔ Check the doors and windows.
✔ Check the bathroom and laundry for damaged tiles, decay and any possible plumbing/ water proofing related defects.
✔ Check the kitchen cupboards, plumbing and fixture.
Internal Roof Cavity
✔Check the roof frames structural integrity.
✔ Look for plumbing leaks.
✔ Check to assure the ceiling has been insulated correctly.
✔ Check for shoddy or damaged electrical wiring.
✔ Check for down light fire protection covers.
✔ Check for evidence of rodent access
✔ Check for broken roof tiles and loose ridge and valley tiles.
✔ Check if roof tiles need re- sealing or replacing.
✔ Check that corrugated iron sheets are in good condition and firmly secured.
✔ Ensure flashings, eaves and guttering are functioning as intended.
✔ Make sure that flues and chimneys are structurally safe and the flashings around them are secure.
✔ Check if box gutter appear water tight.
✔ Inspect the walls to ensure that they are straight.
✔Inspect the brickwork for cracks and signs of foundation failure.
✔ Check for rotten weatherboards, windows, doors and posts.
✔ Inspect balconies, verandahs, patios, decks to assure they are structurally sound.
✔ Inspect the balustrades/ handrails to assure they dont present as a safety issue.
✔ Inspect the hot water heater.
✔ Note if an electrical safety switch is present in the metre box.
✔ Check the structural condition and water tightness of rooms and walls of garages and sheds.
✔ Check the roof covering condition.
✔ Check the condition of the paths, driveways & steps.
✔ Check the fencing for integrity and rot.
✔ Assess the site drainage and surface water that may penetrate the under floor and cause rising damp related issues.
✔ Check retaining walls for decay and assess if they function as intended.
